Ad speaks for itself.  Priced to sell quickly while I am still mobile enough
to do so.  Already getting calls.

Very little room to negotiate-but will be glad to add the vast majority of
Stan's requested 5% from me (seller) TO the advertised price and write a
check to Stan when paid-if that is what the buyer would like to do.
