[Rhodes22-list] Help me find a new home port

Ok, so I'm landlocked in Iowa which actually has some nice lake sailing but
season is so short and well it's not the ocean. Thinking about retiring on
east coast in a few years. Any suggestions where to relocate? Pluses would
be winters above freezing, smallish but progressive town, hour or less to
the boat, reasonable property and state income tax, possible acreage with
cheap water or well. Have been googling North Carolina - climate seems about
right. This all may be a winter pipe dream I know
