First, it’s nice to see ‘da list’ fired up again
2nd So sorry to here about Roger’s wows natural / manmade disasters and the resultant judicial injustice. My heart aches for Roger and I hope he finds relief and justice in the appeal. I keep my boat on a mooring with no dingy dock and find it harder every year to manage a tender. I use a 12’ inflatable Stand Up Paddle board that is light enough to throw on my roof racks but gets heavier every year. My semi-courageous wife puts on her life vest and climbs on the back, we pile our gear and picnic in front and I paddle 75 yards to the mooring. At low tide it’s easier to walk. Coming home in the dark with a breeze on can be an exciting challenge. (A royal PITA) according to my semi-courageous wife.
The Rhodes 22 is a hands -on , DIY kind of boat. Most of us have made repairs and added extras we never dreamed we even knew how to do. In the past we had Stan to call, ask and get cryptic answers that made us think harder. And sometimes he even had parts to sell, shipped with the promise we would send a check someday.
Three cheers for his 100 years.
In my fantasies, I add foils to Dadventure and sail it around the Med like Chris and his fully courageous wife, only 3x faster.
In reality, my back is failing and it’s harder to make even simple repairs much less major improvements like the fancy cabin sole I always wanted.
I’m looking forward to this season and I might even get the time to rebuild and install the IMF mast I collected all the parts for.
So Rhodes. Good luck with all you spring upgrades, cleanups and launches.
Enjoy at least one more season with our treasured R22s.
Last but not least I want to acknowledge ‘da list’ for being there, sharing stories and answering questions. Always look forward to hearing from y’all.

The 4 dams are now owned by Midland and Gladwin counties. But, they are managed on behalf of the county governments by the 4 Lakes Association, a group of lakefront property owners. The 4 Lakes Association convinced the county governments to form the 4 Lakes Special Water District, which gave them the power to levy annual water district assessments to pay for the cleanup, rebuilding, and operations of the 4 dams. This assessment shows up on my property tax bill every year. Long story short, the dams were rebuilt and operated by private money. The 4 Lakes Association is like a super powerful neighborhood homeowner’s association. Lots of oversight and snooping.

We were counting on the class action lawsuit settlement to pay for most of the remaining repairs (replacement) to our dock, sea walls, and steps. We’re retired and living on a fixed income. With no settlement, we’re going to have to drastically scale back our plans, if we do anything at all. Another option is to sell the boat.

The lake should be at normal summer pool level by Memorial Day. Secord Lake dam and Smallwood Lake dam are scheduled to be complete and lake filling to commence around Labor Day. Wixom Lake dam won’t be ready until the summer if 2027.

>>> My property taxes have tripled to pay for all this. The courts have ruled against the property owners in our class action lawsuit vs the State of Michigan. The property owners will get nothing. My property losses are about k$90! + the 3X increased annual taxes! It’s the biggest financial hit in my life. Our side is appealing the case; but, this iis certainly not good news.
