JB,

You might want to consider the Mississippi Gulf Coast if you are patient
enough to wait for the rebuilding to begin.  There are literally billions of
$ worth of projects coming down the pike.  Most are in the engineering stage
right now.  Finding a place to live is difficult and few if any marinas have
been re-built from Katrina. That being said, the work will last for at least
ten years, maybe longer once it starts. Other construction markets will be
soft for awhile because of the housing and lending woes nationwide.  The MS
Gulf Coast is being driven by a whole different set of economic parameters.
Right now, the Federal government is still in town with her teats hanging
out and rather than helping, it is bogging everything down.  Once the Army
CORP decides whether or not it is going to buy low lying coastal property
for a "green zone", outside development money will start pouring into the
area.  The casino money is here now.  I started a small construction company
in Gulfport immediately after Katrina. Our expertise is in underground
utilities but we have a hard time competing with the "good ole' boy' network
in the public market so we've gone strictly retail - a lot of demo,
excavation, site prep, etc.  We have our own trackhoe, backhoe, skid-steer,
tractor, dump truck, fully equipped shop and office, all the usual
construction toys.  The market was quickly was saturated with contractors
from all over the country and most have gone home.  We would have too but we
didn't have a home to go to, so we dug in our heels, bought some property,
and are aggressively paying down our equipment debt.  When the real work
starts, we are ready!  We sometimes need additional operators but we're not
in a position to feed another mouth on a full time basis right now. We've
like being a Mom & Pop operation and have no desire or illusions about
becoming anything else. Come down anyway and visit with my brother/partner.
He can introduce to some larger contractors.  Good help is damn near
impossible to find on the coast.  Good Luck!
